CAGAYAN DE ORO CITY – Despite the less than ideal global business climate during the first half of 2026, this city’s biggest real estate developer has attained an impressive 83 percent sales growth for the period.
During the 2026 Mid-Year Sales Awards held August 18, Pueblo de Oro Development Corporation – Cagayan de Oro Territory Sales & Marketing Head Janice A. Caseria reported how sales for the first semester of 2026 already surpassed its total sales for 2025, and then some.

“For the First Quarter of 2026 alone, we are already Php+162.12-million over our total sales last year, representing an 83 percent growth for the first semester of 2026,” Caseria reported.
This, in spite of the apprehension of consumers and investors brought by uncertainties in the global business climate, on buying real estate assets.
John Vincent R. Rapiz, PDO Vice President, Sales & Marketing, described some of these such as the price shock and squeezed savings arising from conflicts in the Middle East causing rising food, fuel and utility costs which have depleted monthly paychecks, wiping out savings and forcing families into emergency borrowing; deferred big-ticket purchases of homebuyers and vehicle shoppers due to economic stability and high loan rates; loan defaults and cancelled reservations as pre-selling buyers struggle to secure bank financing, leading to higher default rates and forfeited property deposits; and the shift to secondary and rental markets, as investors pivot away from pre-selling developments towards completed, discounted resale units, and rental properties for immediate yield.

However, in the same vein, Rapiz pointed out the silver lining and opportunities that savvy sellers can take advantage of, such as the prevailing buyer’s market for housing units, the government’s continued development of infrastructure, the tapering inflation rate which has eased from 7.2 percent in April to 6.2% in July, the softening global oil prices from $104/barrel to $83/barrel in July, the growth of OFW remittances from Q2$8.3B to Q3$8.6B, and how buying their own home has remained the Filipino families Number One aspiration.
“The height of your rebound is determined by the depth of your fall,” Rapiz noted. “Every crisis is just energy waiting to be redirected into momentum.”
